What will move the price
- How much there is to move
- Firms price by rooms, days or van loads. One firm's table for a two-bedroom home runs from 1 day for a light job to 8 to 14 days for an extreme one. The van-load prices we found do not say how big the van is, so they are hard to compare.
- Sorting and keeping things
- Sorting belongings is a different job from clearing and cleaning an empty room, and at least one firm prices it on top.
- Access
- Parking distance, stairs and narrow access add time. One firm publishes uplifts of 5% to 25% for these; others price access differently.
- The kind of waste
- Body fluids or needles in the waste change how it is handled and disposed of. We found no published price per tonne for it.
- Pests
- Pest treatment can be priced separately and can need more than one visit. Council charges vary by pest, by the size of the home and by the rules for repeat visits.
- Smell
- Treating a smell with equipment is a different job from removing its source, and firms' packages include different things.
- Labour and urgency
- The size of the team, the number of days and emergency attendance all change the price. A day rate is not always for a whole team.
- Repairs
- Work such as rodent proofing or drains is separate from cleaning. Some council job estimates include it; a basic private cleaning quote does not.

- The work, room by room, and the state each room will be left in.
- What will be kept, how those things are marked, and who decides.
- What waste is taken away and where it goes, with the firm's waste carrier registration number (check it on the public register: the Environment Agency in England, Natural Resources Wales, SEPA in Scotland or NIEA in Northern Ireland).
- Whether odour treatment is included, and what kind.
- What is not included: for example laying new floors, replastering, redecorating, pest treatment or repairs.
- Whether the total includes VAT.
- Charges for parking, permits, stairs or work outside normal hours.
- How many people, how many days, and when they can start.

What drives the price
- How much there is to move
- Firms price by rooms, days or van loads. One firm's table for a two-bedroom home runs from 1 day for a light job to 8 to 14 days for an extreme one. The van-load prices we found do not say how big the van is, so they are hard to compare.
- Sorting and keeping things
- Sorting belongings is a different job from clearing and cleaning an empty room, and at least one firm prices it on top.
- Access
- Parking distance, stairs and narrow access add time. One firm publishes uplifts of 5% to 25% for these; others price access differently.
- The kind of waste
- Body fluids or needles in the waste change how it is handled and disposed of. We found no published price per tonne for it.
- Pests
- Pest treatment can be priced separately and can need more than one visit. Council charges vary by pest, by the size of the home and by the rules for repeat visits.
- Smell
- Treating a smell with equipment is a different job from removing its source, and firms' packages include different things.
- Labour and urgency
- The size of the team, the number of days and emergency attendance all change the price. A day rate is not always for a whole team.
- Repairs
- Work such as rodent proofing or drains is separate from cleaning. Some council job estimates include it; a basic private cleaning quote does not.
What a hoarder cleaning quote should include
Ask for the quote in writing, and check that it lists:
- The work, room by room, and the state each room will be left in.
- What will be kept, how those things are marked, and who decides.
- What waste is taken away and where it goes, with the firm's waste carrier registration number (check it on the public register: the Environment Agency in England, Natural Resources Wales, SEPA in Scotland or NIEA in Northern Ireland).
- Whether odour treatment is included, and what kind.
- What is not included: for example laying new floors, replastering, redecorating, pest treatment or repairs.
- Whether the total includes VAT.
- Charges for parking, permits, stairs or work outside normal hours.
- How many people, how many days, and when they can start.
Ask two or three firms, and give each the same description of the home, so the quotes can be compared line by line. Our checklist for choosing a cleaner covers the checks to make on the firm itself.
Ways to reduce the cost
- Use the council’s bulky waste collection for furniture and large items, and check its charges first. The postcode search on our free hoarding help page links to the right council page.
- Sort belongings before the firm comes, if the person whose home it is agrees. Sorting is priced on top of the job by at least one firm: Emergency Clean UK publishes £450–£1,800 for it (VAT not stated), and a light-touch service at 60% to 70% of its full price. In England and Wales the law presumes an adult can make their own decisions, including ones others think unwise (Mental Capacity Act 2005, section 1). - Give things in good condition to a charity, or sell them, rather than paying for them to be taken away as waste. Charities decide what they accept, so ask first.
- If the home needs clearing but not a deep clean, a clearance firm may be enough. Clearance-only prices start lower (see the table above), and a clean afterwards is extra: CL Clearances publishes £250–£600 for it (VAT not stated). Who pays for hoarder cleaning
We found no national scheme that pays for a hoarded home to be cleaned. Some councils and housing associations pay firms to deep clean the homes of people they support: Camden Council, Durham County Council and Chelmer Housing Partnership have contracts for this. Ask the council’s adult social care team, or the landlord, whether anything similar exists locally. Our free hoarding help page lists who to contact.
England and Wales: if a home is filthy or verminous to a degree that harms health, the council can serve a notice under section 83 of the Public Health Act 1936. If the notice is not followed, the council can do the work and recover the cost from the person it served. Clutter alone does not meet that test. Some councils add an administration charge to work they do in default: Hartlepool, Dover and Woking each publish 20% of the cost of the works, though none says the figure is specific to section 83. Sefton Council’s 2025 tender estimated £2,500–£5,000 for a smaller job inside a filthy or verminous home, and £5,000+ for a severe hoard with bodily or animal waste (VAT not stated for these bands). Scotland and Northern Ireland have different rules.
When the person has died, the cleaning is a question for whoever deals with the estate, the landlord or an insurer. Our page on who pays for cleaning after a death covers this.
Questions people ask
- How much does it cost to professionally clean a hoarder's house?
UK firms that publish prices by size of home give £400 to £1,800 for a studio or one-bedroom home, £800 to £4,500 for two or three bedrooms, and £2,000 to £9,000 for four or more. Checkatrade’s cost guide gives £2,000–£5,000 for a full hoarder clearance and clean, with a stated average of £3,500, and up to £25,000 for an extreme case in a large property. None of these figures says whether VAT is included. The level of clutter, pests, waste and access all change the price; the estimator above shows the figures for a home like yours.
- How long does a hoarder clean take?
Emergency Clean UK’s table for a two-bedroom home runs from 1 day for a light job to 1 to 3 days (moderate), 3 to 6 days (severe) and 8 to 14 days (extreme). London Cleaning Experts gives 1 day for one room at the light end and 5 days or more at the severe end.
- Is hoarder house clearance cheaper than a hoarder clean?
It can be. Clearance-only prices in our table start at £150 for general clearance (Rapid WR) and £240 for one hoarded room in London (Hello Services), but they do not include a deep clean, and one clearance firm charges £250–£600 to clean afterwards. None of these three says whether VAT is included. If there are body fluids, animal waste or needles, ask whether the clearance firm deals with them.
- Can the council clean a hoarder's house and charge for it?
In England and Wales, yes, in limited cases. If a home is filthy or verminous to a degree that harms health, the council can serve a notice under section 83 of the Public Health Act 1936, and if it is not followed, do the work and recover the cost from the person it served. Separately, Sheffield City Council publishes a charge of £94 an hour, plus materials, tipping and VAT, for clearing and disinfecting filthy or verminous premises.
- Will cleaners throw away things we want to keep?
Tell the firm in writing what must be kept, and ask the quote to say how those things will be marked and who decides about anything uncertain. Sorting is a different job from clearing, and at least one firm prices it separately.
- Do hoarder cleaning prices include VAT?
Most published prices do not say: 49 of the 50 we collected give no VAT basis. Ask for the total including VAT in writing before agreeing to anything.
